Main-Floor Living at 47 Corby Crescent Brampton
The main level offered a spacious open-concept living and dining area along with a separate sitting area. Together, these spaces provided flexibility for everyday living and entertaining.
The kitchen featured stainless steel appliances and a modern design. Meanwhile, upgraded laminate flooring had replaced the previous flooring throughout most of the main level, with the exception of the kitchen.
Three Bedrooms on the Main Level
The primary bedroom was generously sized and overlooked the backyard. Two additional bedrooms completed the main level.
One unusual feature was the third bedroom. A cupboard had been replaced with a two-piece bathroom, adding another bathroom to the main living area.
Two-Bedroom Basement Apartment with Separate Entrance
One of the most significant features of 47 Corby Crescent was the lower level. A separate side entrance provided access to a basement apartment with two large bedrooms and a combined living and dining area.
The basement also featured laminate and tile flooring along with stainless steel appliances. At the time of the original listing, a new 200-amp electrical panel was scheduled to be installed.
Basement apartments and secondary suites require more investigation than simply confirming that a separate entrance and kitchen exist. Registration, zoning, building requirements and fire safety can all matter. Our Guide to Basement Apartments and Secondary Suites in the GTA explains what homeowners and buyers should understand when evaluating this type of space.
A Property Type That Can Appeal to First-Time Buyers
When we originally marketed 47 Corby Crescent, we identified first-time buyers as one of the groups that might find the property appealing. A raised bungalow with additional lower-level living space can offer options that aren’t available in every starter home.
However, buyers shouldn’t base affordability on anticipated rental income without first confirming the property’s legal status and discussing the financing implications with their mortgage professional.
For buyers preparing for their first purchase, our First-Time Home Buyer Guide for Ontario covers financing, available programs, closing costs and the decisions that should be made before beginning a serious home search.

Choosing the Right Brampton Property
47 Corby Crescent shows why two homes with similar prices or bedroom counts can offer very different possibilities. Property style, neighbourhood, basement configuration, transit access and future plans should all be considered before deciding which home is the better fit.
Our GTA Neighbourhood Home Search Guide explains how buyers can narrow their search using practical factors such as budget, commute, property type and location rather than searching across too many communities at once.
