Buying a home with your partner is an exciting step, but it comes with its fair share of responsibilities and decisions. Based on Keith and my experiences and those of couples around us, we want to shed light on some essential considerations when purchasing a home in Brampton or anywhere in Ontario, especially if you’re planning to contribute equally.

Not Every Couple Contributes 50/50 to the Home Purchase

First things first, we quickly realized that not every couple contributes to a home purchase in a 50/50 fashion. Everyone’s situation is unique. For us, it made sense to divide contributions based on factors like credit scores and savings. Keith had a better credit score, which made a difference, while I was able to bring more to the table in terms of the initial deposit.

One significant lesson we learned is the importance of having a solid legal agreement in place. This includes decisions about how we’d structure ownership, handle financing, divide the down payment, and what would happen if we decide to sell the property down the road. Consulting with a real estate lawyer was invaluable in making sure we covered all our bases and protected our interests.

We also realized that contributions go beyond just money. It’s about maintenance, renovations, and all the unseen efforts that go into making a house a home. Acknowledging these non-financial contributions in our agreement was crucial to reflect our shared commitment to our new home.

Considering an exit strategy was essential too. Life can throw curveballs, and it’s vital to have a plan in case circumstances change. Discussing what happens if one of us wants to sell our share or if our situation changes in unexpected ways gave us peace of mind.

We’d like to remind you that legal and financial advice is crucial but can come with costs. Budgeting for these expenses is important in making sure you’re fully prepared for the home-buying process.

Lastly, communication is key. Regularly talking about our finances and expectations made the whole process smoother. Having not only a legal agreement but also a clear understanding between us helped us avoid misunderstandings and focus on the exciting journey of owning our home together.
