Want to know exactly how your home would be marketed?
Of course, we’ll walk you through the full plan for your specific property.
Start a ConversationHow the Process Works
Every listing starts with a meeting where we review the property, your timeline, and your goals. Then, we build a plan specific to your home and market. For example, a detached home in Oakville requires a different approach than a condo in Toronto or a bungalow in St. Catharines.
Strategic Assessment & Pricing
First, we walk through your property to identify key improvements and provide preparation recommendations. Then we conduct a detailed market analysis to determine an optimal listing price range. Specifically, this is based on recent comparable sales and current market conditions. Importantly, under Ontario’s TRESA, your agent is required to act in your best interests, as overseen by the Real Estate Council of Ontario (RECO). For more detail on pricing, see our article on choosing the right pricing strategy.
Preparation, Staging & Photography
Once preparation work is complete, we coordinate complimentary staging with professional stagers to present your home in its best form. After that, professional photography and videography follow, creating visual content that highlights your home’s key features for online listings and marketing materials. For more on how staging affects outcomes, see our article on whether professional home staging is worth it.
Marketing and Exposure
Marketing & Exposure
Your listing goes live on MLS with a full marketing strategy. This includes targeted digital and social media advertising, yard signage for local visibility, and a strategically timed open house. In addition, the listing description highlights features that matter to buyers in your specific area. For instance, that might be a finished basement in Brampton, a walkout backyard in Burlington, or proximity to wineries in Niagara.
From Offers Through Closing
Offers & Negotiation
Every offer is presented with a clear breakdown: price, deposit, conditions, timelines, and closing date. However, not all offers are what they appear. A higher price with a long financing condition may carry more risk than a slightly lower firm offer. As a result, we negotiate to secure the most favourable terms and pricing on your behalf.
Closing & Beyond
Your legal and financial representatives receive full coordination from our team on documentation, title transfer, and closing logistics. In addition, we provide hands-on guidance through the closing phase to facilitate a smooth transfer of ownership. Most importantly, our relationship doesn’t end at the sale. Even so, we’re available for any post-sale questions or needs that come up after closing.
How Long Does It Take to Go From Signed Agreement to Live on MLS?
Generally, the preparation period takes one to three weeks. Obviously, the exact timeline depends on how much work the home needs before staging and photography. In short, rushing to market unprepared costs sellers more than a few extra days of preparation ever will. For details on that period, see our article on what happens after signing a listing agreement.
From Our Experience
Previously, we worked with sellers in Brampton whose home had sat on the market with another agent. Essentially, there was no staging and no proper preparation, which made it difficult for buyers to see the home’s true potential.
After the listing expired, we recommended painting, decluttering, professional staging, and updated photography and video. As a result, the change in how the property showed online and in person was immediate. Despite a slower market, the home sold shortly after relaunch with significantly stronger showing activity and buyer interest.
How Our Approach Is Different
Above all, the biggest difference is what’s included. Staging, photography, videography, an open house, and yard signage all come with every listing. In contrast, many agents treat these as optional extras or charge sellers separately. Ultimately, we include them because they consistently affect how fast a home sells and for how much.
Equally important, the second difference is coordination and communication. Essentially, we manage the full timeline from preparation through closing and keep you informed throughout with regular, transparent updates. To illustrate, the Brampton sellers we mentioned are a good example. Notably, their previous listing lacked staging, updated visuals, and a clear preparation plan. When we took over, we accordingly coordinated everything: painting, decluttering, staging, new photography and video, and a revised pricing strategy. Altogether, that level of coordination turned an expired listing into a successful sale.

Who We Work With
Sellers Relocating From the GTA to Niagara
Indeed, a significant portion of our work involves sellers moving between the two markets. For instance, selling a detached home in Mississauga and purchasing a bungalow in St. Catharines involves different dynamics on each side. Accordingly, we coordinate both transactions, aligning sale and purchase timelines so the transition works as one process. For more on how the two markets compare, see our article on GTA vs. Niagara home search tips.
Complex Selling Situations
Of course, some sales involve factors beyond the standard process. For instance, tenanted properties require careful handling around access, buyer expectations, and notice obligations under the Residential Tenancies Act. Similarly, divorce sales require both parties to agree on listing decisions and how proceeds are divided. Meanwhile, estate sales involve executor responsibilities and probate timelines.
Overall, we have experience with each of these situations and work alongside legal professionals to keep things moving forward. For more on divorce-related sales, see our Ontario divorce real estate guide.
